   Buying a Home in IFEZ, Start by Checking ‘Land Transaction Permit’!

      송도국제도시는 건전한 부동산 거래를 위해 "토지거래허가구역"으로 지정되어 있습니다.

     Songdo International City is desingned as a "Land Transaction Permit Area"

to ensure Fair and Transparent Real Estate Transaction. 

     외국인이 주택을 구입할 때는 계약 전 반드시 경제자유구역청장의 허가를 받아야 합니다!

  When a Foreign resident intends to purchase a home, they MUST obtain a permit 

  from the Commissioner of the IFEZ Authority BEFORE signing the contract! 

      꼭 알아두세요! (Must Know)

• ※ 사전 허가 필수: 허가 없이 체결한 계약은 법적 효력이 없으며, 무효가 됩니다.

•  Mandatory Prior Permit: Any contract signed without Prior Permit is legally INVALID and VOID.

• ※ 위반 시 처벌: 허가를 받지 않거나 부정한 방법으로 취득 시,

• 2년 이하의 징역 또는 토지가격의 30% 이하 벌금이 부과될 수 있습니다.

•  Penalties for Violations: Acquiring land without a permit or through fraudulent means,
  

•  may result in up to 2 YEARS of imprisonment or a fine of up to 30% of the land vaule.

• ※ 실거주 의무: 허가 후에는 반드시 2년 이상 실제로 거주해야 합니다.

•  Residency Requirement: You MUST Reside in the Property for 2 YEARS. 

      준비 서류 및 발급처 (Checklist)

     신청 절차 (Step by Step)

1. １。서류 준비: 위 안내된 기관에서 서류를 발급받아두세요.

2. Prepare Documents: Get all required documents from the designed offices.

4. ２。신청서 제출: 경제청 25층 도시건축과를 방문하세요.

5. Submit Application: Visit the Urban Architecture Dvision (25F, G-Tower). 

6. 
   

7. 3。허가증 발급: 심사기간(15일 이내) 후 허가증이 발급되면 부동산 계약을 진행하실 수 있습니다.

8. Receive Permit: Within a 15day review, you can proceed with the Real Estate Contract.
